Job Summary
The position
The Property Development and Management – Senior Analyst will and play a critical central role in leading the coordination and management of the property-aligned teams globally. They will coordinate the assessment of properties within the global portfolio. They will work with all stakeholders and agencies, as appropriate, to explore and provide viable options for property holdings including currently utilised, underutilised and undeveloped assets. They will work to identify appropriate investment opportunities – by way of maintaining/improving current property assets, improving utilisation, by identifying opportunities for developing, as yet, undeveloped properties and assessing acquisition opportunities. Fostering a culture of intra-agency co-operation by way of joint asset usage and development will be key to optimising return on investment/value.
They will develop key core processes and models for assessing opportunities and options, enabling appropriate controls and governance, with a view to gaining management support and approval. They will also so take accountability for the development/implementation of a Global Property Database, ensuring sanctity of data and developing and providing MIS to stakeholders that can drive prioritisation and decision-making.
Key Relationships
- The successful candidates will contribute to the broader strategic direction based upon global initiatives and policies
- They will liaise with Legal & Taxation teams internally and externally to ensure safe-guarding and optimal structuring for the activity undertaken
- They will be the first point of contact for matters relating to the Global Property Database working with Programme Coordinator - Property Development and Management also based in Europe
- They will liaise with the various stakeholders in the field including the Property Development and Management teams based in Pakistan and East Africa
- They will liaise with stakeholders across AKDN agencies to partner and optimise areas of focus and activity
Key Duties
Development & Investment Analysis
- Work with property contacts globally in developing feasibilities/project outline with particular attention to demand drivers, infrastructure development, economic and political back drops and the impact on social development needs
- Review all property development/re-development proposals with particular attention to financial and funding assumptions and projections
- Review all property disposal, donation and change of use proposals and verify that all avenues have been adequately pursued and internally approved processes have been adhered to
- Review all property acquisition proposals with particular attention to market rates (acquisition price), clean land title, allowable usage/special conditions, disputes (old and current), restrictions and any other issues that affects the property.
- Prepare all project-related summary papers for stakeholder engagement.
- Monitor any ongoing development projects as they progress and provide summary reports to stakeholders paying particular attention to time, budget and quality
- Work with property contacts locally to review tender documents.
Property Governance & assets ownership
- Review all property related governance and legal documents and work closely with both internal and global external legal counsel to support the safeguarding of the asset portfolio
- Review all of property related financial documents (tax, financing, etc) and analyse different scenarios based on predefined objectives

Global Property Database & MIS
- Overall accountability for integrity and security of data held on the Global Property Database
- With the Programme Coordinator – Property Development & Management liaise with all property contacts globally to ensure data is up-to-date and correctly recorded
- Raise actions on the database to ensure that all property contacts globally are safe-guarding our assets
- Work with key stakeholders globally to build a standard suite of periodic reports.
- Liaise with Stakeholders globally to produce ad-hoc reports, as required and appropriate, to drive property-related strategies and decision-making
- Continuously recommend and find ways to develop appropriate MIS to improve efficiency and optimisation of all property assets
- Control global access rights, new users and changes in users
- Develop and support training to the field on usage of the Database
Requirements
Skills and Attitudes
- Experience of creating and working with Financial Investment Models and manipulating data effectively
- Experience of creating feasibility studies with broad, yet appropriate, economic, social and political contexts
- Experience in writing actionable reports that build on input from multiple stakeholders, crafting proposals and related presentations, and developing other documentation
- Experience in setting, attaining, and/or measuring performance indicators and outcomes
- Experience in working with databases and analysing data
- Goal-oriented, data-driven, with a positive ‘can-do’ attitude and strong problem-solving skills
- Ability to build strong, supportive, and collaborative working relationships with internal team members, leaders and key stakeholders
- Proven ability to lead and motivate professional and volunteer team members from diverse backgrounds mostly remotely
- Experience in preparing programmatic budgets and key deliverables
- Proven ability to manage multiple tasks under pressure, meet stringent deadlines and work well in (virtual) teams
Professional Experience
- Minimum of 7 years of full-time work experience in corporate finance, investment banking, accounting, asset management and/or private equity.
- Strong financial/analytical skills related to financial planning and analysis
- Experience creating and/or working with financial and operational models
- Expertise with Microsoft Office applications including Excel, PowerPoint, and Word
- Completion (end-to-end) of a project(s) i.e. from inception, feasibility, financing to development and completion, a distinct advantage
- Experience of handling legal aspects of property ownership (acquisitions, transfers, sale, sub-division, amalgamation etc.) desirable
- Experience in East Africa, South Asia and/or Central Asia a distinct advantage
Academic Credentials
- Finance and/or accounting degrees, up to a master’s level (MBA or equivalent).
- A Professional qualification in finance, property development, project management and/or data analysis would be an asset
Language Proficiency
- Strong communication skills in English; basic use of an additional language will be an added advantage, especially from East Africa/South Asia etc.
Travel and Schedule
- Willingness to sometimes work outside normal office hours and travel when required
Location: Europe (alternative locations may be considered under exceptional circumstances)
